Mailing labels, city borders, and property jurisdiction do not always agree around Casselberry. The Casselberry ZIP code directory separates street delivery from post-office boxes and explains why a nearby place name may appear in a search result. Use a ZIP to narrow a large set of addresses, then confirm each one through postal, parcel, and city-limit sources. That extra check matters for finding residents by ZIP code because an owner may receive mail somewhere else, a protected record may be absent, and a familiar Casselberry mailing name may cover land governed by another jurisdiction.

Casselberry ZIP Code Coverage

Three codes matter to a Casselberry ZIP code directory, but they serve different purposes. One is the main street-delivery area, one covers nearby Fern Park postal territory, and one serves post-office boxes. USPS routing can group places under a Casselberry processing label even when their parcels lie outside the incorporated city.

ZIPPostal AreaPost OfficeKey Note
32707Core Casselberry delivery area plus territory outside city limitsCasselberry Post Office, 109 Live Oaks Blvd.Main street-delivery code

32718Boxes at the Casselberry Post OfficeCasselberry Post OfficePO-box-only; cannot locate a parcel

The USPS Casselberry facility page confirms the station for 32707 and its service details. The July 2026 USPS processing scheme groups 32707 and 32730 under a Casselberry label. That is a mail operation, not a change to Casselberry's city boundary.

Casselberry ZIP Geography Quirk

The clearest local oddity sits between 32707 and 32730. USPS associates both with Casselberry for processing, yet the 32730 station is named Fern Park. Someone searching only the preferred mailing city may therefore collect addresses from a wider postal area than the municipality. The same mismatch affects business filings, directories, and owner-mailing fields.

Reverse the test when a record uses Fern Park. A parcel may still connect to a Casselberry resident or historic Casselberry-area source even though the mailing line lacks the city name. Postal labels answer how mail is routed. They do not decide which city handles a permit, code case, police record, or council document.

Boundary check. Treat a Casselberry postal name as a lead, then confirm municipal jurisdiction with the county city-limits layer and parcel record.

Casselberry ZIP Search Fields

Because SCPA does not document a stand-alone ZIP box in Quick Search, begin with an actual address or map area. A ZIP-only property list requires downloadable data or a map-defined query. Keep the field meanings separate. The parcel's physical location, the address receiving tax notices, and the postal code attached to either field may point to different places.

A sample Seminole parcel identifier looks like 01-01-20-123-0000-0000. It is the appraiser's unique property key. Keep it with the result because it is more stable than a mailing label and helps carry the parcel into deed, permit, and GIS systems.

Casselberry Address Authority

Seminole County's Situs layer was built for 911, sheriff, and permit needs. County metadata says Seminole County Addressing handles Casselberry along with unincorporated areas, Longwood, and Lake Mary. The county also publishes a Casselberry addressing contact at 407-262-7700 extension 3000. The county E911 office is at 150 Eslinger Way in Sanford and accepts questions at addressing@seminolecountyfl.gov.

The uniform numbering system assigns street names and building numbers, prevents duplicates, and requires an address before a building permit. Commercial sites can have one building number plus suite numbers. Casselberry's coordination dates to Ordinance 560 and a July 22, 1986 interlocal agreement. That system feeds dispatch, schools, mail, precincts, utilities, permits, the Tax Collector, Property Appraiser, and Elections.

Report a bad official address to the proper addressing contact. Editing a private directory or assuming that USPS will update a parcel record does not correct the source systems.

Casselberry ZIPs vs City Limits

ZIP Codes are delivery constructs. Casselberry city limits are legal boundaries. Census ZIP Code Tabulation Areas are statistical approximations made from census blocks, so they do not supply either kind of exact line. To determine jurisdiction, compare the county's weekly CityLimits layer with the parcel. County Situs metadata itself warns that it is not definitive for city or ZIP boundaries.

ZIP and ZIP+4
A five-digit delivery area and its more precise four-digit delivery segment.
PO-box ZIP
A code used for boxes at a post office, not street delivery.
Unique ZIP
A code assigned to one large organization or destination; none is documented here for Casselberry.
Carrier route
A postal delivery path that may cross neighborhood or city lines.

For a city public-record request, use the jurisdiction in effect when the record was made. Casselberry reincorporated in 1965 and added land over time. Annexation can change which government serves a parcel without forcing USPS to change its ZIP code.

Casselberry ZIP History Clues

ZIP Codes did not exist before 1963, so a historical resident search cannot depend on a modern code. Carry the legal description backward through deeds, and try the place names used in the record's era. Older Casselberry-area sources may say Lake Concord, Fern Park, Fern Park Estates, or Winter Park Ferneries. Casselberry did not receive a separately named post office until 1959.

Street names and numbers can also change. No complete official Casselberry renumbering list with dates was found, so a particular change should not be guessed. Seminole County Addressing publishes a Street Name Change Resolution List, while the city ordinance archive can supply the adopted record. A nearby parcel, subdivision, lot and block, or household can bridge a broken address trail.

Note: A historical mailing place is evidence for where to search next, not proof of today's city boundary or current residence.

Casselberry ZIP Results Need Proof

A ZIP-wide owner list is not a roll of residents. It omits renters, family members, and people whose address is protected, and it can include companies, trusts, vacant parcels, and owners who receive mail elsewhere. The 32718 code is even less suitable because a post-office box cannot identify a residence parcel.

Business records have the same limit. Sunbiz permits ZIP Code and Street Address searches, which can reveal entities using a Casselberry mailing point. Annual-report dates and filing images show when that statement was made. They do not establish who lives there now. Pair a business result with the parcel, official license source, and municipal jurisdiction as the question requires.

Use this ZIP code directory as a geography filter. Confirm people through the source that actually records ownership, registration, a case role, or another relevant public event. That keeps postal convenience from becoming a false identity claim.
